Initial Consultation- During the initial consultation Justin listens to his client's wants and needs in order to help them start to form a clear picture of their ideal home.  With this information Justin will create one or more customized home searches each capable of sending information about homes as soon as they become available on the market.  Changes in price or updated photos will also be sent to clients immediately.

Pre-qualification/Pre-approval- Justin will make sure that each buyer client has the proper pre-qualification/pre-approval documentation or proof of funds letter early in the home buying process, preferably before any homes are viewed.  This is crucial in determining which price points are best suited for each client for different property types (Single Family Homes vs Townhomes and Condos) especially when taking into consideration home owner's association fees, property taxes and other expenses.  For clients who are not currently working with a mortgage consultant Justin will recommend one for them.
Neighborhood Information- Justin will provide timely information about the market conditions of neighborhoods/subdivisions that are of interest to his clients.  He will also provide the sources of information for schools, crime, zoning and any other information that will be useful for his clients.  Subdivisions that clients are no longer interested in will be removed from future custom home search results upon request.

Home Search- This is the fun part! Justin organizes and schedules homes that his clients would like to view.  If time permits Justin previews these homes before the showing time in order to weed out any "dogs."  Justin will also be working in the background previewing other homes for his clients and if he finds something that he thinks you will really like he will let you know immediately.  Justin will point out issues you may want to take into consideration for each home.   As Justin acquires feedback from you on properties that you view together he is better able to help narrow down the one that you will call *home.*

Making an Offer- Once you find a home that you would like to make an offer on Justin will provide an updated CMA (comparable market analysis) for the prospective home.  If there is more then one property that is being taken into consideration for an offer Justin will provide a detailed side by side comparison in order to help you make your decision.  Justin will advise you on the terms and conditions of the offer and finally fill out the purchase offer contract for you.    
Negotiation- Justin is aware that negotiation begins the moment of first contact with the listing agent/seller and lasts until settlement.  Because of this Justin is careful to never to say anything that would compromise his client's negotiating position.
Once the purchase offer contract is written Justin presents it to the listing agent/ seller.  Justin negotiates on his buyer client's behalf until a fair deal is agreed upon.

Vendor Coordination- Justin will assist you in selecting a home inspector if you do not already have a preference.  He will also assist you with selecting a home warranty and other services you may need.  He will make sure that you stay on track for closing along the way.
Pre-close Preparation- Justin will do everything in his power to ensure all of the documentation required for closing is prepared correctly and on time by the various parties involved in the transaction.  He will also schedule and attend the final walk-through inspection of the home along with his clients.
Closing- Justin will look over the closing documents for inaccuracies, work to resolve any last-minute issues and ensure the transaction is completed.
Post Closing- Justin will help to coordinate the move-in and will be available to assist with any post closing issues that may arise.
