I. Initial Seller Consultation- During the Initial Seller Consultation Justin will cover the following four major areas of consideration:

A. Seller Needs Analysis- Justin will help clarify the motivating reasons to sell and determine his client's timetable.

B. Pricing Strategy- Using current housing market data Justin supplies the information his clients will need in order to properly price their home.  While your home is on the market Justin keeps you updated on any market changes that may have an effect on your pricing.
Justin also helps his seller clients by providing a "net sheet" which enables them to have a very good idea of how much they will be walking away with after closing.

C. Property Preparation- (This is also known as the "Hate Justin now but Love him later phase.")   Justin provides his seller client's with an honest assessment of what needs to be repaired or improved in their home in order for it to sell for the maximum amount of money and in the shortest amount of time.  Justin provides staging strategies for his clients so that their home will show the best that it can.

D. Marketing Strategy- Justin helps his seller clients determine when the house will be ready to put on the market.  He sets up when the virtual tour will be conducted schedules open houses and coordinates showings.  All the while Justin will be obtaining valuable feedback from other agents and prospective buyers.  Justin communicates with his seller clients about the feedback and interest level for the property and together they determine if there is a need to adjust the current marketing strategy.

Receiving an Offer- When receiving an offer Justin presents it to his clients in a timely manner and then helps them evaluate their options.
Negotiation- Negotiations begin the moment a buyer agent/buyer expresses interest in your home.  Justin always makes sure to protect his seller client's best interests by never divulging any information, except for required disclosures, which would adversely effect his client's negotiating position.

After an offer is received and his clients have evaluated their options Justin will proceed to negotiate counteroffers.   He also advises his clients in regards to the final terms and conditions of the contract.
Under Contract and Proceeding Towards Settlement- Once the buyers and Justin's clients, the sellers, have come to an agreement via a ratified contract Justin coordinates inspections, helps his clients negotiate repairs, and offers advice on vendor services.

Pre-close Preparation- Justin will do everything in his power to ensure all of the documentation required for closing is prepared correctly and on time by the various parties involved in the transaction.
Closing- Justin will look over the closing documents for inaccuracies, work to resolve any last-minute issues and ensure the transaction is completed.
Post Closing- Justin will help to coordinate the move and will be available to assist with any post closing issues that may arise.
